First of all, if you are attracted to the old town in Chiang Mai, you gotta choose a hotel that is just located there. I liked the location, it was inside the old part of Chiang Mai a reasonably modern hotel with a swimming pool and decent sized rooms, always cleaned, friendly staff. The ground floor is very nice decorated but the room is not very well maintained. The toilet wasn't clean enough and the bed sheets were too old-yellowish-dirty for me. I stayed here with my girlfriend in December and found the hotel ok. We didn't pay a lot for the room so can't moan too much. Quite busy over Christmas 2014 which says something. Smart rooms. We stayed in the rooms overlooking the pool. Unfortunate purple room decor. But reasonably clean. AC. No mossies. Decent pool.
