we found this hotel perfect for location with tram stop outside, great cafes and restaurants nearby, easy walking distance to popular Ackland St., Palais Theatre and beach. No lifts, had to carry my suitcase upstairs. Feels like a hostel. Room was ok, but not worth the money in my opinion. Cafe/Restaurant downstairs not open for breakfast (although there are other breakfast options nearby)
