DO not stay here... Vastly Overpriced 'tired' over rated old home. Tiny rooms and minute bathroom. Bed was loose and uncomfortable. TV was the size of a Laptop. No Air Conditioning. Passes it's self off as a boutique B&B , it's not. It's a B&B hotel. Owner not on premises. Rooms small. Rooms tired, very. Dining room cramped. Not good value. We arrived tired from our travels and we were met by Kit who was very helpful and accommodating of tired travellers. Booked this place and requested a disabled friendly room. Got there to find the accommodation on a very steep hill with steps to the front door, and further steps to the room. Clean rooms and bathrooms. Very close to shops and restaurants. Helped in late check in and late check out.Breakfast was average. Room was a bit small. However big let down was staff. They couldn't help in site seeing and couldn't even tell what was in the city.

Booked on TripAdvisor and the place lived upto the reviews. Pretty good value, 6 minutes walk downhill to the main town centre, great views. Beautiful find in Launceston, great location and fantastic value. Only down fall is the wifi is SO slow. Lovely breakfast included in the price, and for a few extra dollars you can order a hot breakfast. Although not very large, its plenty to tie you over until lunch time. Beds aren't very comfy, and can get a bit noisy.

We found a great deal on this BnB and found it to be that. The lovely girl/ caretaker, Kit was there for anything we needed.
