Lovely historic B & B in a central but quiet location. Really nice welcome from the hosts and the house is warm and clean. The cats were a highlight, both coming in for a snuggle in bed at different times. Great variety of breakfast food available. Wonderful service and would definitely stay here again and recommend as value for money!

When we arrived at The Octagon Town, "WOW" how are they built the house in such steep road with 45deg.~ 50deg.!!! I have 20 years driving experience but I found it very challenging as well. I am truly surprised to read such positive reviews of this place. So okay, it's a historic house, but at least the Chocolate Room, where we stayed, is a health hazard. As soon as we entered the room, we knew there was mold. The musty smell was awful. They had a dehumidifier running, and it was full every day. Also,... More

A fantastic place to stay in a stylish old building, close to the center, and with a very friendly service. Nice and very complete breakfast. And with Jimmy and Sol two very friendly mascot hosts. A place I can only highly recommend!

I dislike writing negative reviews because I know this is someone's livelihood. But, I guess my view of a B&B is different than at Hulmes. Rather than a period house carefully restored, this place probably better fit a definition of hostel . We were relegated to the house next door, and while the set of rooms was clean, it was... More

Rooms large and spacious with TV, video and extensive library in dining room. Friendly staff and more than adequate breakfast. We had alternate accommodation booked and paid for elsewhere but after checking in there, went back to Hulmes rather late. They were very accommodating upgrading us for free. Made us feel like being back home. Thank you Hulmes :-)

What a singular pleasure to stay in a Dunedin icon. Why visit museums when you can stay in one. Hulmes Court smells like a museum, all is solid wood and large graceful windows. Bedding not changed during the week I stayed here. I was expecting to stay in the house but was allocated to a 2nd rate house next door with poor furnishings, no music facility and generally unclean. Far better places in George or Harriet Sts. This place is not value for money

I stayed here on my roadtrip aorud the NZ South Island, what a place! Convenient location, good service, friendly staff, free wi-fi, nice views. Everything worked, no complaints, except for the steep road up after dinner...;-)

This b&b comprises 2 houses with about 8 rooms. Rooms are big and airy (flower room had some nice view out over the harbour). Some rooms have ensuites so there is rarely queues for the bathroom for the cheaper rooms that dont.
