I had an unexpected extended stay in Dunedin due to unforeseen circumstances and Zina & Norman were able to move me around the many rooms to help me out. All the staff were very friendly, the 3 rooms I used were very clean and comfortable, there was always a generous breakfast and friendly cats on hand to pet.

Character property in the city centre with walking distance to cafes and most of the attractions in Dunedin. When we arrived we were welcomed by a very friendly host. We stayed in a shared bathroom room in the upper floor. Car park was included with our room which was very good.

Hulmes Court is in a great location, close to the Octogon but in a quiet residential area. The house itself is beautiful, full of period charm. Poor TV reception . Average breakfast ...a bit of personal service would be good . No comfortable chairs to sit in at end of day and enjoy a drink . Poor water pressure in bathroom . Has off-street parking and a short walk to city centre . Very rundown ...needs a good fire

We stayed in a self contained room (with ensuite). Chose the place because I really enjoy seeing some of the older homes and Dunedin is perfect for doing this. Lovely old style b and b with continental breakfast. We stayed in the Persian room which was spacious and warm. The B&B is on a hill, up some very steep streets. My room in the basement was freezing cold and stayed that way despite having the heater on. Just up the hill from Dunedin's Octagon, we spent three enjoyable nights at Hulmes Court. Clean, friendly and a great location for exploring Dunedin by foot. As pointed out in some reviews there realy was a faint smell of mold but after you open the window and ventilate the room you will not feel it any more. The breakfast was good and all in all you get a fair deal for the price paid. We had a problem climbing the steepy street back from the city... More

Very well located to the Octogon (restaurants, bars and town centre). Very well priced. Our room "Victorian" ($258.00 for two nights) is large and well appointed. Has split system aircon/heater, large bathroom with shower and bath. Substantial continental breakfast included in price, ham, cheese, fruit, yoghurt, cereal, toast and condiments.
