+ Friendly and helpful staff. Easy cheap travel arrangements to Venice. Great full breakfast. - WiFi only in common areas. Petal bike available for local use. Each room has nice balcony. I rate high because of the friendly and helpful staff. Made me feel at home.

We stayed here for three nights over the August bank holiday weekend. Our room was large and clean with a very firm bed and large balcony, good hot power shower. Pictures are very deceiving. The Hotel is in a nice, quiet location; close to a train station that brings you into the heart of Venice. There are many pros and cons to this hotel. First the pros - lovely grounds, helpful staff and a good base for exploring Venice. Helpful staff with shuttle service but the time it takes for the shuttle and train makes your day short. By time you have paid for both of theses you might as well stayed in Venice...cheaper even to stay in Venice if you have children too. I found pool to be dirty I would not swim in it.
