The hotel was very nice still felt old but had the convenience of modern utilities. The bed was quite good. The room was very comfortable. It is a beautiful location. Breakfast on roof was also very scenic. The path to the pool could use some work. There where bees near the pool. Not Ideal for walking into town.

Our second visit to the Villa Potenziani and just as enjoyable as the first. Excellent location for a relaxing holiday and being part of the “real” Italy, away from the tourist crowds. Good facilities - lovely pool, well equipped gym and tennis court that we had to ourselves all week. Rieti is a lovely town to spend a few days.... More

Rieti was a stopping point for us on our way back to Rome. We chose this hotel because it looked unusual. It was. The property is very historic with many antiques everywhere. We only stayed at this hotel one night while on a ski trip to Terminillo. The villa itself has been impeccably restored, and we felt 'at home' throughout. Hotel has four stars, and that is what it deserves. Great building, staff fine, though somewhat distant, Superb restaurant and breakfast on the roof terrace was equally good. We stayed twice in this hotel (august 2012 and august 2013) and still find it a very pleasant hotel. Very comfortable hotel located a little out of town with splendid views over the nearby hills and plain. We stayed for a week attending the Athletics championships. The hotel is grand, but not overwhelmingly so. This hotel is ideal for a relax holiday. The main problem is that to reach it you have to have a car because it is nearly 2 kilometers from the main road up a steep hill.
