Pros: good location off piazza in old Orvietto, nice sized roon in historic building. Cons: difficult to find even with GPS, parking very challenging, no toiletries provided (no soap for shower), wifi was unavailable from 8 PM to 9:30 AM., linens in dire need of replacement. A lovely big room, nice bathroom and overall good facilities. The room had a nice atmosphere with big wooden beams and a nice view of the piazza: I stayed for 8 nights and really enjoyed the experience and the fact that the room had a nice desk for working. The landlady is very friendly and helpfull

Perfect little place in the center of town. Stayed for two nights with two young children. Yes stairs are a bugger, especially in the ninety degree weather. But Maria is very lovely and helpful. Lovely little B&B right in the centre of Orvieto. The owner is very friendly, and the place is nice and clean. The only draw back is probably breakfast: no local food, but supermarket - packaged stuff.

This is a very charming B & B that has draw backs. The B & B could be enhanced with a few additions, such as pictures. The first draw back was the 52 spiraling stairs leading to our room.
