Jim and aoife were the most wonderful hosts! Delicious home bakes throughout the weekend, coffee tea mulled wine, and the breakfast... Phenomenal! So helpful, but never intrusive. The rooms were beautiful! Super comfy beds, everywhere was spotless! They didn't mind the chaos of 15 people turning into zombies in the dining room. And to top it off Jim helped one... More

Thank you. It's always great to have Rosebank full of sound and chatter, zombies or not! More

We had booked Rosebank house for 12 of us for a hen party. We had the most fantastic time, the house is beautiful and really comfortable. The main thing that sets it apart is the attention to detail and friendliness of the hosts. The rooms are really clean, the beds are comfortable, everyone had lots of space and their own... More

Thank you for your generous words. However, I think any bed and breakfast owner would help with a flat tyre, though I appreciate your thanks. Please come again. More

Reluctantly leaving Rosebank after a fantastic family weekend. Superb hospitality with homely touches for extra comfort. Nothing was too much trouble as we hosted family for an early Christmas Day. Brilliant whole house let this time but I think we'll all be back at times for the B&B option to explore the area and see the Beavers in the Tay.... More

After reading good reviews about this place, I chose it for one night and unexpectedly ended up staying two, in different rooms. It's a lovely old heritage home and Jim was flying solo, doing a fabulous job. If you arrive at 4pm you might be treated to tea and scones as I was. I had been upgraded to a large... More

When we realised that such a prolific reviewer as yourself was coming to Rosebank, we were naturally a little apprehensive. But we enjoyed your stay and you have said some kind things, so we are very grateful. Changes already afoot here at Rosebank. Please do come back if you are ever in Scotland again. More

We stayed here just one night, would have stayed longer, but we had to get to a wedding. We were met with a lovely welcome and treated to homemade scones, jam and tea in the garden. Our room was light and very pleasant. Homemade biscuits were on the tea tray, and fresh milk and bottles of water were provided. Beds... More

You were lucky since the summer was so poor that you were one of only a few for whom the weather was good enough for an outside tea. But we are delighted you enjoyed that and the rest of your stay with us. We know there will be lots of sunny afternoons in 2016. More

Great place to stay, Jim and Aoife were very welcoming. Breakfast was fab and Aoife makes the most delicious cookies and bread. Lot's of lovely walks and nice places to eat. If the weather isn't too good B&B have wellies and brollies for you, so you can still go for lovely walks.

The house is old, in some parts old-fashioned, but well looked after. Maintanance is done carefully and with respect to the houses history. So do not expect a modern top of the pops accommodation but relax in a very charming place with a history and an attitude of normal life. The hospitality is overwhelming and the breakfast simply great. In... More

Thank you very much. We don't think we could have described Rosebank better ourselves. Bringing an old house back to life takes time but we hope that we are creating a welcoming comfortable environment for guests to enjoy. More

We thoroughly enjoyed our stay at Riverbank House, starting with a warm welcome from Jim who offered us homemade scones, jams and tea in front of the open fire. He also gave several suggestions of restaurants for our evening meal. Our room was comfortable and well–appointed. Our request for an early full Scottish breakfast was no problem – and it... More

Convenient location, comfortable accommodation and friendly hosts. What more do you need. We have stayed here before, and will no doubt stay here again in the future. ( PS - why do Tripadvisor need us to say more ?)

I'm not sure if it was just our room but the furnishings and bathroom were not what we were expecting based on other's reviews. The shower and toilet were in what I think must have been a converted closet. TINY! and the base of the shower was rusted and dirty. Sink was in the bedroom with a shelf that was... More

What an extraordinary review. To be clear. You were not misled by us.
