My wife and I spend two nights here in the summer. The place is extremely well run and the breakfasts are quite amazing for the full array of everything that they offer from fresh fruit, cereals and any combination of cooked food that you might want, nothing is too much bother it seems. It is an extremely old quirky building... More

Very nice rooms, if not a bit cluttered. The bed were comfortable and it was very clean. I didn't get chance to have breakfast, as it started after I had left to go to a conference in the morning. The restaurant was shut also, but some great places to eat locally.

Very nice garden rooms, Hibiscus and Verbena. They kindly let us refrigerate our champagne in kitchen below. Very comfortable beds. Well placed for restaurants and walking in forest. Very good fresh fruit salad and cooked breakfast. We did a 9 mile circular walk from the cottage on the Saturday, but were disappointed to find our room had only been partially... More

Stayed in the Darjeeling room. Room was great and full breakfast was cooked to order despite it only saying continental on booking. Chef had left so no evening meals available but half a dozen places to eat within a 5 minute walk. Location great for Southampton and the new forest. More luxury B&B than hotel but having a separate door... More

Went there for a cream tea. From where I sat I could have a clear view of the kitchen. The staff is mainly girls in their 20ies and seemed very friendly to each other, they where having a bit of banter! Which I like to see because it meant they were having fun at work. The problem started at "selfietime". A... More

We went there for a couple of nights and stayed in a "garden room". On line it looked great. However, the room was not clean. Dust on the headboard, window sill and bin in bathroom. I don't think the mattress had ever been vacuumed and we could see hair under the sheets. The shower leaked making the floor wet. The... More

Just spent 3 nights in Sencha, one of the garden rooms.Light and bright and clean. not the largest room but well-equipped and maximised the use of space available. French doors opened straight onto small shared garden. Small table and chairs right outside to enjoy quiet drink before or after dinner. We also made use of the larger table and chairs... More

We only stayed one night but the room in the garden annex was clean and comfortable. Ideally situated close to the centre of Brockenhurst with excellent parking which was very useful. The inclusive breakfast was good with plenty of choice. The "Cottage" & grounds looked tired and in need of some TLC but this did not detract from our overall... More

Dropped in for afternoon tea on Saturday how refreshing to get good food and good service in one go - very rare these days. Staff were obliging and the food was fresh and ample at a fair price too. We will be booking a stay soon and would recommend to anyone looking for something a bit special.
