After arriving quite late, the lady accommodates us (group of 6) without a problem. For the price we paid per person, it was pretty good as she offered us dinner. Breakfast was abundant and there was lots of choice. There was also places for us to park and store our bikes in the back garden. Will definitely be back

Wasn't planning on staying here as I was on a cycling trip to Perth but I got caught in the rain just south of Kinross and I remember having stayed here a few months back during the autumn. The lady was really accommodating and I managed to get a room despite me having not booked. The room, not the same... More

We thought we'd chosen a place with parking to break a long journey from the Midlands to Ullapool. Arrived to find the 'parking' was on the street, which as our group had cars loaded with kayaks and luggage for our onward journey to the north of Scotland was far from ideal. We were then told that the full Scottish breakfast... More

The primary attraction of this guest house is that it is a short drive to edinburgh airport and less than half the price of the airport hotels. We stayed here prior to an early morning flight and found it a perfectly serviceable place to sleep. However it is certainly not luxurious--the TV was not working and the furniture was a... More

we had made a reservation in this guest house by booking.com we were supposed to have a family room (2adults up to 4 children) which was very convenient for we have 3 kids. the day before I received a strange mail from the owner asking me for a half deposit otherwise they couldn't garantee me the room ! fortunately I... Booked at last minute, but was still unprepared for what we found. The rooms were not what we had booked and beds had to be re-arranged to accommodate our group. A minimal breakfast was served on paper plates with plastic cutlery, there were no glasses for cold drinks ....we were expected to drink the juice from paper 'expresso" cups. This is not a place... FLAT OUT AWFUL, but it was late and I needed a place.....which seems to be a theme here and probably how this place stays afloat. The room I stayed in (Room 5) was, how do I put it, more like a closet with 2 beds which were more the size of a military cot. For the price I would have... More

I had trouble booking anywhere to stay at short notice (we were heading for Edinburgh) and I found the Roxburghe online. It was only £140 for 5 of us in 3 rooms, for one night including breakfast. Hotels in Edinburgh were very expensive and Kinross is not that far away as we were coming from Fort William. Ok, it may... More

I booked this 'hotel' late in the day for a very wet T in the Park weekend and was grateful for a roof over my head. However I had to pay £390 CASH(twin room,2 nights) for the privilege. Ordinarily I would expect a bit of luxury for this and I am aware that I was greatly ripped off. However as... More

Many things went wrong with our stay, its a terrible B&B. Travelodge are so up market compared to this place. The night before we checked in we received an email of complications, at 8pm may I add. On arrival we were greeted by Li, more than happy to accommodate what we wanted, however this was going to soon change, she... More
