Stayed for a week during the late summer and it was great. The location was good as we were able to get to many different places easily. Great location and warm little place in the heart of Kinross. Enjoyed my stay and felt comfortable after 4 nights. The rooms were clean and was made welcome by the owner. Would come back again and have booked my stay for Christmas. Breakfast was simple but could eat as much as you like. Good value for money

We had booked a triple room for three adults with a shared bathroom. Unfortunately the room was cramped, the beds and bedding were very old, the towels looked like they'd been used in a hospital for the last 20 years and I'm not sure when (if ever) the curtains and rugs were last cleaned. booked this b&b for family wedding , (with well known booking site) emailed a week before wedding to say booking has been cancelled. When I called, they stated I had not paid deposit in time despite not being asked for it . offered to pay full amount direct transfer - refused asking for more money!! After arriving quite late, the lady accommodates us (group of 6) without a problem. For the price we paid per person, it was pretty good as she offered us dinner. Breakfast was abundant and there was lots of choice. There was also places for us to park and store our bikes in the back garden. Will definitely be back
