I stayed here two nights on a coach tour. I had a very spacious single room well furnished. Next to it is a lounge with kitchen. But I don't know if this is in the information in the rooms. The B&B is situated in a residential area and without the aid of Sat nav might have been difficult to find. This B&B is located in a quiet residential area only 1 mile from the center of Kirkwall (Orkney Islands). We stayed here because it was a rare B&B with a kitchenette. Four of us arrived at 23.30 on the late ferry from Shetland - as notified. We were regarded like we were a complete inconvenience and nuisance. The room we stayed in was by far the largest room throughout the B&Bs. It had a sitting area and a kitchen. Unfortunately, you could tell the B&B used to allow smoking, as it smelled of stale smoke, and the bed was atrociously uncomfortable. Please double check your booking BEFORE you head there. Once we found the Sanderlay, not easy with the sat nav taking you to places where you could not go, we were pleased with the rooms.
