The location is right on the sea front located on the parade which is a one way road. There is street parking which was no problem at this time, but our friends who live in Lowestoft said in main season it becomes manic and difficult to park. We stayed here for one night and were very impressed - for the price the room was clean the bed was comfy and the sea view was smashing from our bedroom. Just got back from a recent stay at harbour Lights. We were made very welcome on arrival. Room clean and comfortable. Generous hospitality tray with good brands. Delicious breakfast served in warm homely dining room. Price very reasonable. Lovely seafront location. Would recommend. Will stay again.

Hi me and my partner have just come back from this B and B and found it clean , comfy bed , lovely breakfast the couple who ran it were friendly have no complaints we loved it would definitely stay here again and recommend our family and friends to stay

Frances and Michael were very welcoming and happy to help throughout our stay, making us feel relaxed and comfortable here. I have just returned from a few days on the Suffolk coast and spent three night in this very nice B&B. What a lovely couple who run this guest house. The rooms were very clean.. Breakfast was awesome and plenty of it.... Very close to the seafront and shops. Parking more or less outside. A lovely night away to relax. Would recommend.

Stayed one night. Michael and Frances were the perfect hosts making us feel right at home. The bed was very comfortable and the choice at breakfast was certainly extensive. We will certainly stay again when we are back this way. Many thanks.

The room was very clean and cosy, the owners were charming and helpful, good breakfast freshly made. Great vfm. Within short walking distance of the train station, and right near the beach. recommended!
