Total refurb needed as some rooms are acceptable and others definitely are not. I stayed in one which was not: the 'bathroom' was a wardrobe matched at the other side of the room by the wardrobe! This is a really friendly and welcoming hotel. We stay here whenever we pop over to France about once every three months and we have no complaints whatsoever. Very basic hotel, the rooms are ok but nothing special the hotel does need a bit decor update but for price it was cheap at £37.50 for 2 including English breakfast. So for a budget hotel it is Ok. Very friendly hotel, positioned top of the cliff with nice walk through park to sea front. Edge of town, easy level walk. Nice sized rooms, bit dated though very good value and clean and tidy. Nice area/lounge for relaxing looking over sea front/free wi-fi.

This hotel is described as a two star hotel and yes the place needs a bit of a facelift, but it exudes charm. There's a spirit to this place that is 5-star. I seriously cant understand why people maje bad reviews for the southcliff. The staff are wonderful, the rooms vlean.and warm, amazing panaramic views if the sea, in.house bar, free wifi ideal location for the leas cliff jotel and all local facilities. One of my fave hotels and always a choice of mine when i visit folkstone.
