I arrived at this little gem tired and weary on the hottest day of the year! Both Sue and her husband Steve (who live off-site, showing total trust in their guests) made me feel so very welcome at this impeccable self-service B&B. The ground-floor room I was given at short-notice is absolutely delightful, beautifully furnished in lovely soothing grey tones, with ultra-comfortable beds and a spotless ensuite shower room......pure bliss! Crispy Bendicks chocolate mints left on the pillow show how much attentlion is paid to the little details. But perhaps the real plus here is the lovely communal kitchen-diner where guests are free to help themselves to bread, cereals, eggs, tomatoes, baked beans - everything needed to make an appetizing breakfast - at any hour - and even to sit in the pretty garden to enjoy it! The kitchen equipment is second to none, the cupboards are well-stocked with dishes, glasses, crockery, and guests are free to store their own food in the fridge, and to cook their evening meal here too! There is also a pretty conservatory in which to relax with a good book, or chat with other guests.The whole ethos is that of a friendly, relaxing yet beautifully maintained home-from-home in Ipswich at a very modest price. Honestly - it would be impossible to over-state just how good this place is! Very highly recommended!

Trust no other B&Bs but this. This BnB is worth your money in terms of comfort & cleanliness. So if you are in Ipswich, this is the best place to sleep. It’s practical and luxurious! Will go back over and over again!

I really missed not having a kettle in the room, didn't fancy locking the door and wandering down to the kitchen at 6am for a brew. I found some of the glasses and crockery a bit dirty and crumbs on the worktop in the kitchen area. Nice idea with the cupboards and fridge being stocked up with essentials. The bed frame had a weird design and I knocked my leg a couple of times which will probably result in a bruise. Everything was ok, the place just seemed a bit soulless and I thought £57 was a bit pricey.

I stayed here overnight as I had an all day course and didn't want to drive up early in the morning, navigating the M25. The booking process was easy, arrival was easy (aside from inconsiderate parking by other guests, despite lots of notes from the owners!). The place could not have been cleaner. It ask looked brand new, and was really like being at home - except cleaner! The kitchen is well stocked with basics and I made myself breakfast despite having special requirements. I would highly recommend.

Have just had one night here and found it lovely . The booking process was easy and the people I spoke to on the phone really helpful. It was easy once we arrived just went in and sorted our selves out. The decor was lovely and our room at the front was big and tastefully decorated as was the en suite . Even though at front of house it was quiet and had a lovely comfortable night. In the kitchen you help yourselves and found everything had been catered for food and equipment wise . Such a brilliant concept . Again kitchen and conservatory decorated and laid out lovely and you can even sit in the garden if you wish. I would certainly recommend staying here as the price is good over the commercial hotels and more personal . We will be coming back here as soon as we can .

This b&b is operated on a wonderful concept which equates to very cheap prices, because there are no on-site staff. You help yourself to the provided food and drink from the kitchen 24/7, and then put the dirty crockery into the dishwasher. Available for your use are a cooker, kettle, microwave, fridge, toaster, dishwasher and washing machine. When your food is ready, you can use the small dining area or conservatory as well as your bedroom, and the garden is also available for the use of the guests. The house is clean and bright, and the array of items available for consumption is quite extensive, the big plus being that you can eat as and when you want to - even bringing your own food in with the ability to store it in the fridge. I chose my room - Deben - purposely, as it is situated at the back of the house and would, I thought, avoid road noise, which it did. However, it is right above the kitchen, and so when 'the lads' came back from the pub at midnight, and when they got up early for work, both times using the kitchen, I knew ALL about it. The room was fine for one, but two people would find it a little cramped as there is not much room around the bed; the bathroom door when open, for instance, hits the bed and there is no wardrobe, just a rail. The bathroom is fine, but has peeling paint and the shower is a small quadrant. And the guttering on the corner, right by the front door has a gap in it, so when you want to pack or unpack the car in the rain, you have to walk around a cascade of splashing water. These small niggles have stopped me awarding the full five stars, but despite the points I have raised, this b&b is well worth considering - nowhere else would you give so much for so little money.

Recently stayed here overnight on route to Thetford. Lovely big clean room with en suite. Great concept in allowing guests to cook own meals if the wish. Lots of space in fridge/cupboard if you bringing food in. Although on main road we heard no noise from outside or from any other rooms. Drive in to town was all of about 5 minutes. One word of advise watch out for the sign we missed it first time and drove past had to turn round and go back.

Basically a home from home with open kitchen facilities to eat what's available in the fridge or bring in what you want from outside. Pleasant and comfortable rooms. Facilities available 24-7 so really helpful and check in was early too. Will use again.

We stayed at Innocence rooms west for the first time and was delighted with the accommadation . The whole house was immaculate in every way . Breakfast was DIY but there was everything you could wish for in the kitchen and fridge. Will definately stay again and recommend to friends.
