Very clean (spotless) and quiet with uninterrupted sea view from room 4 in which we stayed. The breakfast is Continental only - but this does not mean you leave hungry, and the quality is 5star (e.g. proper freshly squeezed orange juice!). this is the third time we have stayed in Eastbourne at the Royal. On every occassion the service has been wonderful, nothing is too much trouble. This time we stayed in room 10 ( which is at the top looking out on to the seafront, with a large shower room). I had the best nights sleep for a long time.... more

This is an excellent B&B, absolutely spotless rooms and bathrooms. Opened in April 2009. The owner was attentive, could not do more to make our stay comfortable and relaxed - he puts 200% into making his guests feel at home - which after a few days staying there, is exactly what you consider "The Royal" to be (home from home).... more

I can't believe what the last reviewer said about room 9. I stayed in room 9 and it was heaven. It is not a small room at all and I had my very own private bathroom. There is no lift but it does state that fact on the website so maybe you shouldn't choose a room on the top floor... more

My partner and I stayed at the Royal for a week and can highly recommend the place. The location is ideal and the hosts very welcoming and helpful. Our room was lovely with a double shower! what luxury after a weeks fishing trip. Lots of lovely additions and we felt very welcome and comfortable. more

Decided on this hotel after reading the reviews, was not dissapointed, really lovely, so spotlessly clean, gorgeous bed and quilts, lovely view, we took our great dane with us and we were all very comfy for the night. They even left a bowl out for the dog. bathroom was stunning. Lovely lovely hotel would recommend to anyone. more
