I stayed at this property 2/28 thru 3/1 2024 room 208. Check in was cool...I was a bit early, so I had to wait for a short while. Check in was smooth. My room was large and neat. During the entire stay I had AC/Heat troubles, but this was basically the only negative. I slept like a baby. The entire front desk staff... Joana, Joao, and Ruben were simply fantastic!! Very helpful with assisting me during my stay in Lisbon. I would stay again because of their kindness. Property is close to the Metro and a few good restaurants. Thanks!

Well worth the money, we had a sixth floor room with a huge balcony. A television that rise from a cabinet at the end of the bed.the room looked it had been recently done up.cleaners in every day. Nice big walkin shower.reception staff very helpful. The breakfast was suffient if you take your time to find where everything is.overall a very pleasent experience.no problem with the lift.

Was really nervous after seeing the reviews on here, but this hotel exceeded expectations! We got it for an absolute bargain, weren’t too fussed as it was just somewhere to sleep as would be out all day. Expected the somewhat dated rooms that are in the pictures and was pleasantly surprised to open the door to a stunning modern room and bathroom! The breakfast was great for the price! Lots of different options that were tasty too! We missed breakfast one day due to sleeping in and were gutted as we enjoyed it the day before! The staff were so friendly, always available to answer any questions and had great humour! Would definitely recommend it to anyone who’s thinking of going to Lisbon. The location is great for Christmas markets too!

When we first opened the door to our room, we saw a bright spacious clean room. Great we thought and walked in. Then we were hit by the smell from the bathroom. Sewage smell. The windows to the room were open but that's how bad it was. We flushed the loo and ran some taps. We tried to close the bathroom door but it wouldn't close as was damaged at the bottom. So I reported it to reception. They would get someone to look at it tomorrow. I explained it would affect our ability to sleep and could we change rooms. No not possible. This is a 500 room hotel and we are on the 5th floor. So my husband had to improvise. Wet Tissue paper over a floor vent, a newspaper wedge to close the door. 2 days later there is no change apart from we now also put wet tissue paper in the plug holes. They haven't done anything. I won't use the bathroom unless I have to. I haven't had a shower because i cant stand the smell.. I won't use the loo in the night as don't want to open the door, so this affects my sleep. This was booked as a 3 night bargain break which is probably why they dont care. but that shouldn't matter. We have done loads of these and never had a problem. We come to Portugal every year and have even cycled the Portuguese Caminho sraying at some very budget properties. All great. Its a shame, as it is a nice room and hotel. But they just don't care about guest comfort. …

I was there with my wife from 4.10-09.10.2023. The elevator was completely dismantled. Luggage had to be carried up to the sixth floor. The doors to the stairwell were also missing. Fire smoke would travel unimpeded from the foyer to the rooms. For guests with rooms facing the courtyard, rescue by the fire department would not have been possible. The entire courtyard ( breakfast sterrasse) was covered with building materials. A building tarpaulin was stretched in front of the windows to the breakfast room. The stair railing is only 70 cm high. If you were unfortunate enough to trip in the hallway, you could easily fall. The breakfast room is far too small. There were regular waiting times. The chairs are so worn that they belong in the bulky waste. The room furnishings are very old and dark. The TV was not usable because it was in the factory setting. A terrible hotel in a good, central location. May the good Lord prevent a fire from happening there. Then there would be dead people! …

We stayed a week at this hotel and overall a good experience. They cleaned the room every day, perfect size for two people and a clean and nice bathroom. It was very hot for two Norwegians, so the AC was used alot and necessary. Very central placement of the hotel, with short distance to the metro and bus stops. Not in a busy street with alot of traffic. Very helpful and nice staff, speaking fluent English so no communication problems. Only negative thing was that there was some construction work at the hotel, that was a little annoying but unavoidable. Will recommend this hotel for a nice and cheap stay.

After reading the bad reviews I felt nervous about our upcoming stay, but honestly, it really wasn't bad at all! The hotel is in the perfect location just down the road from a metro. When checking in we were greeted by a lovely receptionist who made us feel welcome. All the other staff at the hotel seemed pleasant also. Yes the rooms could do with a bit of updating but it was perfect for our 4 night city break. The bed was comfortable, there was aircon and the bathroom was decent enough! You could hear a lot of noise from people in the hallway and in the other hotel rooms, and also planes flying over outside. I always sleep with ear plugs so this didn't bother me. Breakfast buffet was good enough, just your usual continental. The lift did break 2 days into our stay. We were on the 3rd floor so it was a bit annoying but we had our young legs. Any elderly people may have struggled without the lift. All in all a lovely stay at Avenida!…

We were placed up on the 4th floor and the view was lovely. The room was very clean, had air conditioning which was good but hardly used as we had big open windows. The beds were surprisingly comfy. The room is not sound proof you can hear everything happening outside and in other rooms we could even hear the people next door turn the tap on. The cleaners come around really early and open and close every door every 5 seconds which is quite annoying. The bathroom is not very good. It is tiny and if you we aren’t big people but struggled to get in sometimes. The door would bash against my feet sometimes I opened it. The shower was very hard to navigate and it was either scorching hot or freezing cold had to be very careful when moving the dial to change temperature otherwise would almost burn ourselves. Toilet seat was broken too. The curtains also broke when we pulled them shut on the first night and they could not fix until next day but they fixed them the next day. We did not have breakfast so cannot comment. The location is great it is a 15 minute drive from the airport and 5 minute walk to metro station. Great breakfast/brunch places up the road called milkees and Portella only 5 minute walk and not very far from good bars and restaurants. …

Value for money. No frills clean hotel in need of some TLC. In a good place if you don't mind a walk. Close to a metro station on the Blue line. Next to parque Edurdo. Small bathroom, clean but dodgy shower and loose loo seat. Plenty of storage. Hard bed.

We booked our stay for a mini break. The hotel is spotlessly clean and our top floor room had a wonderful view of the city. The location is excellent for strolling to the city centre and old town. Breakfast is a little limited perhaps but we would certainly stay there again.
