I stayed in "studio" on 3F for a couple of days. The actual room is very different to photos provided. Positive - close to city centre. Negative - Ikea furnitures, mattress, pillows, and the dormitory-like small single bed (I cannot say it's comfortable). Breakfast so so. The arrival and service are not what you may expected in a B&B.

Just two weeks ago, my mother booked the last available room in the Huis aan't Water B&B for us, which was a "Cosy Room". Although I do believe the Deluxe rooms were very good (I had the chance to take a look inside when the door of an other room was open), our room was definitely not what we had... More

Good, clean B&B very close to the city centre (appr. 3 minutes by foot). We had one of the deluxe double rooms, which was very spacious and had all necessary amenities (except for a hairdryer). Breakfast is good as well, with plenty of choice. Only fresh orange juice was missing! At 120 euro's a night maybe slightly overpriced though for... More

Positive : - Very close to the city center Negative : - After the booking, I asked for a picture/link of our room, and "it was not available". When I asked a second question, I did get no response - The arrival was cold and unprofessional, not what you expect in a B&B - They did not show us the... More

During our recent Europe trip our family of four stayed overnight in a family suite at this wonderful B&B. This is a five star guest house in all respects! I'd much rather stay here than in any five star hotel. The difference was in the detail and personal attention. The service was friendly yet professional. My husband is very tall... More

Huis aant Water was the most grateful hotel surprise I have had in a while .. The suites are amazingly large, more than 1 room, super trendy and extra clean .. Breakfast makes you feel at home, and you are not only the guest, they make you feel like you own the place .. Although I am very critic, I... More

We had tickets to see Prince at the Werchter Boutique Festival. So we went looking for a nice place in Leuven, to visit the town during the day and have a funcky good time at night!!! This B&B was a perfect choice. Good big room with airconditioning and a great bed. Very nice staff and a healthy help-me-over-my-hangover breakfast. To... More

This very recently opened B&B tries to offer a very high quality for an average price and is succedding very well. The tastefully decorated rooms are spacious and very clean. And the B&B has other assets, like a terras near the river and a hottub. And with a host like Evi, you can't go wrong!! The center of Leuven is... More
