A truly magical bed and breakfast of San Gimignano where you can enjoy an experience rich in art, history and culture, home cooking and fine wines, relaxation, sun, and nature.
We ended up switching twice because the rooms were so bad. The first room was in the old town center, which is a great location for hanging out in the town. But it is 2 floors above restaurants and cafes, so it is loud and cigarette smoke comes thru the windows. Plus the local elderly neighbors across the way (20 meters), who look out their window most of the day, can see you clearly in your bed. When you close the windows, there is no air conditioning so it was hot and stuffy. No screens so mosquitoes came in if you want fresh air. We then went to another room at the edge of town, which had a screen and was quiet. But it was like being in a small dark dungy cave, with poor WiFi. Small bathroom, plastic shower. Third night we moved to their farm, a mile down the road from old town. Quiet, with screens and air conditioning. But the bathroom smelled like an animal died in it and we had to keep the door shut, but still the smell came in. Breakfast is great if you want to load on carbs; fruit was old and bruised. When my wife asked if there were fresher apples, the woman opened a cupboard and gave a fresh one. It seems they prefer to give old apples to their guests than waste them. They’d be better off feeding them to their chickens……

Cons- -Shower faced the ceiling- attachment didn’t work and fell on my head and foot. Was left of the floor when we first arrived so presume they know it’s broken. -Hairdryer wires exposed dangerous -light in shower dangling leaving bare electrics - toilet not clean -bathroom door gets stuck on bathroom floor- if need toilet whilst anyone sleeping will wake them up pushing the door as it scrapes the floor very loudly. - was told could be free shuttles between main hotel and town centre. After spending the day at main hotel and eating lunch and drinking there asked for a shuttle to the top of the hill- rang they’re Taxi friends who wanted to charge us €20, then got it down to €15 for a literal 5 min drive up hill. Felt like daylight robbery, the only reason we paid as would have been late for our dinner reservations. -room small and dark Pros- we stayed in their apartment in the centre of town, good central location (the only reason leaving 2 stars rather than 1). If a little modernisation was undertaken/safety checks would be great. - had air condirioning - meal at main hotel was nice and staff friendly (apart from when ripping us off)…

Booked hotel for 1 week as it was central to other places we wanted to visit during our stay. We had the apartment. Rooms were very clean..towels changed every 2 days and sheets every 4. Apartment has a view of the pool and patio and San Gimagnano. It was really nice. Pool area was really nice, but they charge for towels. Air-conditioning worked but it was the not very powerful and we should have really checked out of the B&B to go somewhere else. However, they do not offer a refund. Breakfast was OK. Would have like to have eggs at least (hard boiled offered as in other places), but there was a cost to that. Coffee was poor. 2 weekly dinners on the patio were offered for a fee. I suggest dinner elsewhere. Although it was OK, the quantity/quality was mediocre. They sell their own wine if you want some with dinner, then you have to order theirs with your meal which is OK and other times you can bring your own food and wine on the property. Lots of mosquitos as the area is surrounded by olive trees. You can walk to San Gimignano, but it is on a dusty gravel road so you will get covered in dust if a car drives by. The pictures of the rooms are not quite as shown on the photo as the photos have been staged to look better. Apartment has a 2 burner cooktop with no fan. Sink with burners and fridge are behind a closet door w but then open the closet doors, then you can't go in and out of the room as the door than opens agains the room door. Poor set up. Would I stay there again. No...I'd go elsewhere.…

Stayed with my girlfriend at their least expensive alternative. A good price for two students. We got a warm welcome. The swimming pool facilities were grate for hot days. I have never been to a cleaner hotel room. The air conditioning were good and the room were overall good-looking. San Gimignano is absolutely stunning - I truly recommend this hotel for younger couples. And its a nice base if u want a day trip to siena, florence, certaldo, montechielli, sinque terre, luccq, pisa or what not. PS. Everything shots down at 11 of clock - so get back in time if u don’t have a car. And if u travel by bus u need tickets from a Tabbachi store before entering the bus.

We were here for 5 nights recently. The owners have multiple properties and we stayed at the farmhouse just outside of San Gimi’s walls. Let’s begin by saying, if you’re expecting the comforts of a 5-star hotel, you’ll be disappointed. You are staying in someone’s home, it’s a true B&B, and you get everything that comes with that. The hosts are warm and welcoming, the rooms are quaint and delightful. The room comes with a mini fridge which is a great touch, TV (limited English channels), en suite and a desk. The heating and cooling can be controlled from your room but is ultimately controlled by the hosts and the system was off while we were there as the weather was quite changeable. The Windows’s have fly wire screens and open for a breeze. Breakfast is typical Italian and is plentiful, with cereals, breads, meats/cheese and sweets. Homemade meringues were a tasty treat! If it’s warm enough there’s a pool and lots of chairs to enjoy the sunshine. The best part are the views, both of the town itself (a mere 1km walk from the property) and the stunning countryside. The place is a lovely refuge from the crowds of the town. There’s lots of places to eat in town or nearby, so no worries there. Overall a quaint, throughly enchanting property. Next time I’d like to stay a couple of nights in town as well, but definitely would still come back to this property. It was hard to leave!…

This B&B is located just about one kilometer outside the gates of San Gimignano. We were warmly greated by Andrea and through out our 4 night stay, Andrea, his mother and sisters, treated us as if we were part of the family. The grounds are immaculate and the pool is absolutely beautiful. We had the Blanca room; it is clean but modest, and offers an outstanding view of the town of San Gimignano. Breakfast, especially if the weather allows you to eat pool side, is wonderful, with a great variety of croissants, home-made jams and cakes, and some specialties prepared by "mama" which you will enjoy. The easiest way to find the B&B is to do the loop as if you were going towards the gates to the city, drive by Parking lot 2, and as you are leaving this loop just enter the small road which is diagonally in front of you. From there, it is just about 1 km to this oasis of peace and friendship.…

Stayed at this hotel just for a night on a recent trip to Tuscany, and we were greeted very warmly by the owner. He checked us in and showed us around the grounds, adding a personal touch to our welcome. The grounds were beautiful - there's a pool for the warmer months, and the property is surrounded by vineyards and olive trees. There is a stunning view of San Gimignano perched on top of it's hill, from the back! The rooms were simple, but clean and spacious. We actually asked for a second bed in our room (ahead of time), and we were able to pay an additional small free to get an entire second bedroom! This was perfect for us, and would have suited us even better if we had stayed longer. The room also had a small kitchen and living area, so definitely request this option if you can / you need it! Breakfast was great as well - there was a large spread of all different types of pastries/cakes, yogurt, fruit, etc., worth mentioning since this can be rare in Europe.…

My Boyfriend and I stayed at the "Farmhouse" for four nights this September. We had "Olluvo" Apartment it was absolutely lovely. The apartment was nice fairly updated compared to other spaces we stayed across Italy. I was particularly pleased with our bathroom. The only Minor issue was that their as AC although not quite the same as the AC at home. But, we didn't' mind we had lovely weather and kept the windows open and we found this pretty much anywhere that we stayed that wasn't a huge hotel. However, you can't beat the view The view of San Gimigano was outstanding! We also had such a lovely view of the pool and hills The overall grounds were also lovely and it was perfectly located before the gates of the city.Also, Francesco and family were so hospitable. We did a wine tasting there and tried their oil they produced on the farm, and got the chance to have a home cooked meal and met some other nice couples during stay. This was overall my favorite spot we stayed WE WILL BE BACK.…

I am so happy to have chosen this place for our 3 night stay. We are a family of 4 and wanted to see Tuscany. Seeing it’s a huge area, I looked into this B&B because it was close to San Gimignano. It’s a beautiful gem if you are looking for some peace and quiet yet not too far from restaurants. Francesco is a one man show, very nice, helpful and a workaholic. He’s a perfectionist and it shows! We stayed at the Ponte Nappo location which has a beautiful view overlooking the Tuscan landscape as well as San Gimignano. Our apartment was quite large. We had our own room with shower, kitchenette and a small siting area as well as a mezzanine with another bed and shower for the kids. Everything was clean and in order. The breakfast area is very nice overlooking the pool area however the breakfast itself is very poor. They offer the minimum basics. I expected more local produce. The basic coffee was plain filtered coffee, not even a cappuccino or espresso. Ham and cheese were very basic, not even prosciutto or fresh mozzarella. The quantity was very stingy... always had to ask to put more toast or cheese. In my opinion it was more than basic and it’s too bad because everything else was just perfect! …
