Ok, so my partner made several mistakes (1) booking with Booking.com whom I have had problems before with in the UK when booking hotels - I never feel comfortable booking with them (2) booking a room and not reading the small print i.e. not ensuite. Warm friendly welcome from the reception staff. Good facilities in the room, modest, no frills accommodation at a very reasonable price. Located in a historic building it has its quirks but well worth it. Only thing are the steps to get into the place are very old and uneven so if you have mobility issues that may be a concern.... Its a small, family type hotel with a good location, very close to the water bus station. The rooms are clean, not small, the bathroom also not small, but you should definitely have your own soap and shampoo. Wi-fi was not working in the room, it was bit far from the reception. Breakfast served in the room always on time.... More

Good location but over rated place.. Bad wifi, breakfast served in ROOM !!! No hot water kettle Very tricky steps to climb as hotel on upper floor Good restaurant in the building & near by Good coffee & tea next door small super market 200 steps away.. Very friendly owner/ manager

Great staff, specially nicolo :) and good location, room was clean and vintage style. Every morning breakfast was served in the room timely. This hotel is the perfect place to stay in Venice with friends.

Lovely room, just like you can see in the pictures, very spacious and comfortable, probably one of the best beds I've ever seen in an hotel. The breakfast follows up to the Italian food, it was absolutely delicious, everything to get you ready to start the day! The staff was very helpful and polite, lovely to combine with the city... The room was very cozy and had everything we could ask for when in holiday, a comfy bed and good lighting. What made me rate this hotel as excellent was the staff, very polite always smiling and more importantly very very resourceful, giving directions ( sooo helpful in Venice ) and giving advices in how to save money while enjoying... AVOID!!!! Should be rated 0. Booked room for 2 nights with confirmation through booking.com. On arrival was told that the reservation had been canceled one week prior and an email had been sent (not to me apparently). He offered no help and no apology...and hung up since there is no reception to have to face the people whose reservation you... More

If you're picking a place to stay then look no further! This hotel is the perfect place to stay in Venice- location, rooms, staff, it's got everything. It's perfect for a romantic stay- we got engaged on the balcony of our room and are looking forward to our fourth visit this August....that says it all!

Santa Croce
Santa Croce gained importance as a sestiere (district) when Piazzale Roma was created in the 1930s to bring cars and buses close to the center of Venice. Constitution Bridge spans the Grand Canal linking Piazzale Roma to the train station. This area buzzes with energy from travelers and students. Historic palaces and former industrial buildings house some departments of Ca' Foscari and IUAV Architecture universities. On the Fondaco dei Turchi, Venice's Museum of Natural History offers Venetians prehistoric thrills, plus an overview of lagoon fish and wildlife. The Grand Canal, northern boundary of Santa Croce, is lined with palaces and decorated by the tall green dome of San Simeon Piccolo. Ca' Pesaro attracts Venetians to its contemporary art exhibitions. The Grand Canal exposes only one face of these buildings. On the opposite side, the palace often interacts with a square or a busy street to represent its neighborhood identity.
