great location, private with beautifully appointed rooms great breakfast set up, very exclusive and private you can have your cocktails outside on the deck... almost to yourself easy access to most of Venice

We loved our stay at this small boutique hotel. We received an excellent welcome with glasses of prosecco and tasty Italian biscuits. This place was perfect. Beautiful location, off the beaten track, very clean and well kept-up with lots of art galleries and shops nearby. Stayed here on a short visit to Venice. A wonderful welcome after arriving by train feeling jaded and we were served complimentary Prosseco and nibbles.
