Booked through Expedia and received an immediate response from the hotel. Nice touch. Was able to communicate via email prior to the trip. Again very helpful. The room was comfortable, but small. Bathroom, even smaller. The staff was very helpful and we enjoyed the location and proximity to shops and the Grand Canal.

We took the train into Venice from Roma. We had received email instructions from Riccardo on how to get to the hotel from the water taxi or vaporetto. Location is its main gem. It is in the middle of San Marco and Rialto Bridge. The postal office is in front and it was easy for me to locate the place from the Rialto AliLaguna stop. Awful everything. Advertised rooftop patio. No patio or balcony. No elevator and on the 5th floor. No room phone. No reception after 5pm. No drawers. No Kleenex. No hair dryer. No ice. Not 1 English TV channel Dirty. Not well kept. Rude staff. Broken shower door. Broken lamp. Broken fridge. Broken closet door.

Went there with my wife for a 3 day stay to celebrate our silver wedding anniversary. It is rather small hotel, tugged away in the centre of Venice's old town. As mentioned by almost all reviewers this hotel is very well located, right in the middle of Venice. The building is old and quite cramped, but has a lot of character. The most famous sestiere (district) in Venice has one of the world's most famous squares, St. Mark's (Piazza San Marco). Anchored on one end by the basilica, clustered around it are restaurants, museums, shops, orchestras playing in the square, pigeons, the grand pink Doge’s Palace (Palazzo Ducale), the soaring campanile bell tower, an astrological clock tower, plus gorgeous cafes and restaurants like Florian and Quadri. Piazza San Marco is beloved by Venetians themselves. They book a table anytime, which offers a buffer from the fray. This grand outdoor drawing room attracts Venetians for a stroll too, especially late in the afternoon when the hoards of daytrippers thin out. It's simply a grand place to meet.
