We have stayed at La Residenza twice and would certainly stay there again. It is pleasant and very convenient, if slightly eccentric. The Blue Line vaporetto from Marco Polo takes you to Arsenale, which is five minutes, ten at the most, walk from the hotel, crossing only one bridge which has ramps over the steps, making the conveyance of wheeled... We booked booked a specific room, but we were given another room when we arrived. The new room was with a quite low ceiling (as opposed to one we had booked), was smelly and was noisy (as it was located next to the front door of the palazzo with result that I woke up about 10 times during the night... Dear Guest, We are sorry that the room was occupied during your stay at our hotel, was not to your liking, though the room is one of our largest and most beautiful rooms ( 35 square meters room + 5 square meters bathroom and height 3 m; and one entire part of the room have windows overlooking the square (where... Good location in historic building and area. Classy lobby and breakfast area. Clean room and modern bathroom. Good value for money. Didn't feel 'touristy'. Reception area dark on arrival. Shutters in property above the hotel were banging in the wind - reception staff unwilling/unable to do anything about it. I asked for change of room but was told nothing available.... More

Excellent hotel in a picturesque square handily located near the grand canal. Very attentive staff made for an excellent trip. Advised us on shows and things to do in the city which were very enjoyable. Lovely hot chocolate at breakfast time!

A beautiful hotel, close to St Marco (3 min walk), the other side of the island (10 min) and the public transport (1 min), yet nice and quiet. Situated in a quiet square (campo). The staff and owner were very helpful and friendly. Breakfasts delicious and slightly varied. We stayed in a quad room, with our 2 teenagers, which was... More

Beautiful XV century palazzo, located in a square, or campo, next to the church where Vivaldi was baptised, and so close to San Marco. Just take the Via dei Schiavoni, next to the lagoon, and turn left after the fourth bridge. The lounge, where breakfast - basic but good - is served, is exquisite. The rooms are simple but ample... This hotel was formerly the personal resonance of one of the Doges. The breakfast/ common areas are an enormous, beautiful room which will make you feel like a Doge too. The hotel is on a quiet square close to St. Marks on the edge of the Castello district. It is an easy walk to vaparettos, and the Rialto and Academia... More

I'm not sure what's up with all the negative reviews. I think that some people didn't adequately educate themselves about what Italian hotels are like before coming. We loved it here. The location is great and the lounge is spectacular. Our room had a Venetian glass chandelier and light fixtures. The room was spotlessly clean and was attractively furnished. The... More

The lounge is quite nice, but the positive features, for us, ended there. Hotel was a little hard to find. There was a sour odor on the first (ground) floor, and there was no lift. So with my wife, both of us 75+, we carried our bags up two flights to the lobby and then another two flights to our... More

Great location, beautiful facade and lounge. Bad to mediocre breakfast, with unhelpful breakfast staff. Spartan rooms,np parquet floors and carpets, not matching website photographs, no usable cupboard hanging space. Good bathroom. Clean and service good. No lift and far too expensive in relation to general conditions, the hotel relies essentially on location on a lovely small quiet square within comfortable... More
