Our room was large (for Italy) with a large bathroom and very comfortable. It's not difficult to get to and the proximity to S. Marco is great. The breakfast is fair, but adequate. Old house and beautiful reception area almost made up for shortcominings. A unique property. Needs improvement: 1. Advertised as an Air Conditioned hotel, but centrally controlled and turned off most of the time. Hotel La Residenza is situated about a 10 minute walk from the Piazza St.Marco but in a much less busy/touristy square just up from the water front.
