I think this place was a lucky find for us. Central enough. Laundry nearby which was super useful!! Pleasant, minimal, staff. Clean rooms and bathrooms. Close to the hop on hop off buses. Lots of cafes and a few restaurants. Some posh, some for families. Nothing to complain about. :)

Spacious & comfortable room, our 14 year old son slept on a lounge, but also said he was comfortable. The hotel is also close to Piazza San Marco, around a 5 minute walk. Just returned from a 3 night stay at this hotel. Our room was very small and overlooked the court yard at the rear of the property, so I think was probably not one of the best at the hotel. The hotel is very central, very clean, and typically 'venetian'. Hotel San Zulian is perfectly situated just one minute away from the north-east corner of San Marco's square. It's an ideal base and starting point within the maze that is central Venice, and is thus especially recommended for newbies. Good: - very close to the center and therefore makes walking around convenient - rooms are so-so Bad: - poor room heating system. Timing your arrival to Venice in the beginning of peak season is everything, before 10am and after 3pm everyday is the quiet period. Great location, very close to the Realto Bridge and to San Marco Square. The staff is nice and helpful, they speak english. The rooms are very clean with an old vintage style, with a nice bathroom. This is a 3 star hotel with a 4 star price. Location is the only good feature. Its a 5 minute walk to San Marco square and it has a dock at a very short distance. The most famous sestiere (district) in Venice has one of the world's most famous squares, St. Mark's (Piazza San Marco). Anchored on one end by the basilica, clustered around it are restaurants, museums, shops, orchestras playing in the square, pigeons, the grand pink Doge’s Palace (Palazzo Ducale), the soaring campanile bell tower, an astrological clock tower, plus gorgeous cafes and restaurants like Florian and Quadri. Piazza San Marco is beloved by Venetians themselves. They book a table anytime, which offers a buffer from the fray. This grand outdoor drawing room attracts Venetians for a stroll too, especially late in the afternoon when the hoards of daytrippers thin out. It's simply a grand place to meet.
