The hotel is located very closed to the boat public transportation stop and you can even easily walk from the hotel to almost all touristic spots of Venice. We were there in early Oct this year. Only hiccups was at the start of the day when we couldn't locate the hotel from the Santa Lucia station. On the whole, this property was good value for the money. We were passing through Venice - we arrived in the afternoon and left in the morning. I stayed two nights here. Very clean and comfortable. The location is great - very short walk from the San Stae vaporetti and minutes to other iconic tourist venues. That said, you can grab a great espresso, lunch or dinner within a 5 minute walk. If I get back to Venice, I will definitely book here,

We had 9 folks in our party, and rented all of the available rooms. It was very easy to book a room with Nico, the proprietor. He confirmed my reservation approximately 2 weeks ahead of time. The B&B was about 2 mins walk from the water bus San Stae stop which is less than 10 mins ride from the bus station and the train station. B & B Venice is really well positioned, at walk distance from the train station and few meters away from the Vaporetto S. Stae stop. You'll get everywhere in a few minutes walking. The rooms were spacious and clean. Closer to vaporetto stop San Stae, although the whole of Venice is walkable. Nicola - one suggestion, try installing a hand shower in the bathrooms in addition to a overhead shower.

Santa Croce
Santa Croce gained importance as a sestiere (district) when Piazzale Roma was created in the 1930s to bring cars and buses close to the center of Venice. Constitution Bridge spans the Grand Canal linking Piazzale Roma to the train station. This area buzzes with energy from travelers and students. Historic palaces and former industrial buildings house some departments of Ca' Foscari and IUAV Architecture universities. On the Fondaco dei Turchi, Venice's Museum of Natural History offers Venetians prehistoric thrills, plus an overview of lagoon fish and wildlife. The Grand Canal, northern boundary of Santa Croce, is lined with palaces and decorated by the tall green dome of San Simeon Piccolo. Ca' Pesaro attracts Venetians to its contemporary art exhibitions. The Grand Canal exposes only one face of these buildings. On the opposite side, the palace often interacts with a square or a busy street to represent its neighborhood identity.
