Everything worked out fine, but the website's description is a bit misleading. It doesn't really map out where it is located, but says it is 5 minutes to the Vatican. On the last day, we figured out if you have a car it might be 5 minutes to the Vatican, but more likely by bus it is 15 minutes (if you are one to figure out the bus lines). The bed and breakfast is more like a lady's house, that has a spare room. It was clean and just fine, but the location is not spectacular. If you do stay there, don't do what we did, by taking the closest Metro and walking 15 minutes (sweating) at an incline (up hill) to her home. We figured out that we can take the bus going towards the Metro - however, the Metro in Rome ends at 9 pm. The value was good for the city (we heard) - so give location for the value. You get a large private bathroom, which is nice. She makes breakfast for you at the time you request.
