!!!THE HOTEL IS HELL AND THE OWNER IS A SCAM ARTIST!!! DO NOT STAY HERE!!! Here is our experience: First we went to the address given to us to check in and no one was there at the time we confirmed we would meet them. We had to ask a stranger to borrow a phone as we did not have... More

My husband and I stayed here for 2 nights in July 2013. The B&B is nicely located – between the Vatican and the Colosseum– but you still have to take a bus to reach these places. It is located in a big building on the 4th floor (or 3rd !), but there is a lift, so no worries. We had... More

This B & B is very central, however is located on the main road and extremely noisy. We had to have the window closed when we were in the room, otherwise you couldn't understand what someone was saying. The hotel entrance is through a huge door and you need to ring someone to open it. The person looking after the... More

Surprising was better than expected it was so close to the Vatican City. It is in a charming old building on the third floor . The lift didn't work for the four days. The tip from other travellers re the hot water was great. All you needed to do was flick the switch near the front door, Marcus was delightful... More

They were full when we came. So the guy brought us to another bnb near termini and he had to pay €50 extra per night for us to stay there. The booking complication wasn't even their fault to begin with it was a certain late room website. That's what I call customer service. The room we were in was amazing.... More

We stayed there 5 nights in November. On a positive note I must say that the hotel is value for money. Location is great, very central and even during the night we had no problem at all to reach the main attractions and we had no problems with noise neither cause our room was situated on a small piazzetta- perfect... Choose surprising based on location and price. Property was well located and room was nice with private bath and shower but was right on a busy street and very noisy. We were lucky and met the owners (managers?) when we arrived. It was the only time we saw them. They seemed to be somewhat surprised that we arrived even though... More

Our stay at Surprising in Room was an interesting introduction to our first Italian vacation. First off, if you are taking a bus to the property (versus getting picked up) be aware that the hotel is located in a nondescript building. The B&B is basically a tenant in a buidling with other businesses. Follow the hotel's request and let them... More

The above quote was coined by my husband during our stay at "surprising". And "surprising" our stay was, and certainly not in a good way. Before I get into my detailed negative review of this "B&B", I will note two positives about "Surprising". Positive #1- The location Positive #2- The room itself is nice. And for me, that is only... I arrived very late (because of flight delays and huge taxi queues; so didn't get to the property till midnight despite saying I'd be there at 8:30pm), and Marco was still so happy to greet us and show us our room! Thank you! The location is great. If you connect Vatican City, Spanish Steps and the Colloseum, Surprising in Rome... More
