Eva's Rooms is a guest house, not a hotel - you get pretty much the same sort of thing, except there is no dining room or other hotel facilities. My boyfriend and i stayed at Eva's rooms on July 2015, at the Junior suite.Spacious and clean room with stunning ceiling.Breakfast was just ok, served in the room from 2 wonderful ladies( really friendly) Eva was also very friendly and helpful. Totally recommend this hotel. 100 meters from Spanish steps. Very close and central from Metro & hop on hop off bus. No signage outside the rooms so watch for street numbers carefully as 31 is next to 32. Rooms really comfortable, with heat pump and good amenities. Stayed for 5 nights with a friend. As everyone says, the location is excellent . Within walking distance of most places and close to hop on/off bus stop which we used a lot. The location was so central that we were able to walk everywhere but the Vatican. The room was a different experience because you get a key to your room, and two different gates. Guest house with at least a 3.5 star standard. Room was large, in strategic location. Very clean. Highly recommended. The only con was perhaps the air-conditioning, which was not icy cold enough for us.

Very good location, you can visit old Rome on foot . Very clean rooms. Nice staff. Thank you Nicolas for all the help and information. They serve breakfast in room, which was a good choice for me. Only if they can serve breakfast earlier if you have a visiting schedule.I definitely recommend this hotel for it's good value for price.

This hostel is definately more a hotel. Reception staff are great, helping you wherever they can! The rooms are spacious and clean. Breakfast is delivered to the room each morning- crossing, cappuccino and some OJ. The room was cleaned and tidied everyday. There wasn't anything negative about this hotel. Fifth time in Rome. Came in from a wonderful trip in Amalfi for one night before heading to airport next day. Not looking for a super upscale hotel but was not ready for a no frills, no service hotel either. Walked into a common walkway that was the garbage alley for another hotel. Thanks much to Eva, Nicolo, and the rest of the crew for providing a great expeeince. I will get the only negative out the way first- the AC wasn't working and Rome can be a tad bit warm. It was functioning by day 2 or 3 but not at full capacity. Now clearly this happens to the best of us... More
