first the positives: nice location, near piazza spagnia and the spanish stairs, big stylish rooms, fully equiped, very clean...the negatives: check out till 10:00! I travel a lot and have never experienced such quick check out! strange idea with serving breakfast in the room at 8:30 in the morning! the breakfast very poor though :-( and all a little expensive... This was rated highly by our travel agent. In fact, I picked up one of their glossy brochures while there and had to laugh. Great location. Terrible service. Lights in hallways didn't work. Fell due to poor lighting. Manager/owner yelled at us said was our fault. Booked a room with 2 twin beds. Manager argued with us saying we didn't have two beds. Finally brought extra bedding and told us to make our own beds. Said if we were unhappy we needed to leave... More

Very nice, central location and the breakfast-mamma was very polite. The room was clean, and the guesthouse located between the spanish staircase and the Trevi Fontene.. It's a private family owen guesthous.., and we can absolute recommand it.

This B&B has an excellent location, 2 minutes from Piazza di Spagna, the rooms and the hotel overall was very clean, and Nicola and his team were very nice with us during all our stay. we had a junior suite but it had 2 camp stretchers plus 2 beds very cramped conditions. Reception desk not very helpfull. Breakfast was average. Location was good but the cramped conditions made it unpleasent,

As all other reviews is saying, the hotel is old and so is the furniture, but rooms is Big and ceiling is very high which is something you don't see everyday other than what i think is The best location you can ever get in Rome. Staff is amazing from reception to breakfast service. All In all A good value... More

We stayed here for 2 days in December 14. The location was great and the rooms were good and the service was good. Would stay here again for the convenience and location. Being close to the Metro was a bonus!

Would not book a repeat stay. The receptionist referred to the hotel as a former "palace", but that's stretching the truth. It's very old, the furnishings need to be re- sprung, re- upholstered or renewed, the plumbing is poor - water in the shower is a trickle & the entrance is never manned, the lights being on a motion-activated switch... My wife and I spent 4 nights at Eva's Rooms. It is in a great locations, a couple blocks from the Spanish Steps. Although it was quite hot in Rome the day's we were there the rooms were cool.
