quite good location for this b/b.close to vatican and in a walking distance to spanish steps and trevi fountain.rooms need little renovation but for the pricy rome this ok for a budget stay in Rome if you dont expect anything fancy.

The Guest house was no frills but the staff was very helpful.Location was quite ,about 10 min walk to Vatican City and Castel sant Angelo.From St Peter's church, you can get sightseeing bus tickets from there to all the famous places. Very clean and well managed guest house. The staff was very helpful and no problem for late check in arrangement.
