The WIFI was practically not existent, only in some parts of the room with bad reception. For the breakfast there was a not-working coffee-machine and cereal without any dishes. Only a toast with marmalade. And the worst, there was a WATER DAMAGE in the apartment upstairs which woke us up two times on two nights (water droped into our faces during the night) and a repair wasn't possible in time. This I understand, and we were promised a refund, which seemed nice. Now we learned that we are not getting anything back. Promising and then not delivering on it may be worse than the water damage itself.

Super appartment in the best location in Rome, so easy to get to all the best sights. Clean and welcoming, comfortable bed! Lovely gesture with drinks and food left in the fridge for us ( could do with more cups as the other room took the only 2 there so we had coffee in glasses!) It does feel strange to have other people sharing the appartment with you and the stairs area killer ( but we knew that..after a day walking round Rome it was exhausting!!) Highly recommended

Upon arriving to the location they have refused our check-in based on false claims. We have communicated with the personnel through e-mails beforehand where they confirmed our check-in time and reservation. Upon arriving we called, and were promptly denied and they claimed they have contacted us several times on WhatsApp which was not true. False claims, and rude behavior. When we asked her to help us in solving the situation, she simply said "I don't care!" and hung up on us. Would not recommend!

Totally recommended. Good idea to check with in with Michela before you book and arrive to confirm access arrangements. She's the owner and possibly the best host ever, anywhere!! She responds promptly to messages sent on the Facebook page. Check with her if this unique B & B is suitable for your circumstances. We loved our stay here and enjoyed Michela's warm welcome to the wonderful city of Rome.

We stayed for 3 nights and could not fault anything. We were lucky to have the b&b to ourselves for our stay. Michela was fantastic to deal with and fantastic with our little daughter Lillie. Unfortunately lost our baggage on our flight to which Michela offered to help in anyway she could. Location was superb with a maximum of 20-30 minutes walk to any of Rome’s main attractions. Vouchers provided for a nice little coffee shop around the corner, second day one of the workers their wasn’t as pleasant as the first days waitress, but this is not a problem with the b&b but with cafe. Would stay again no doubt and will be recommending to family and friends Michela thank you again so much for our stay Grazie Mike, Beth & Lillie x

Micheala was a pleasure to deal with. Although we only saw her at check-in, the owner lives in a private section of the flat, so she appears to be easy to get a hold of if necessary. The room was comfortable. The area was quiet and the flat is on the top floor. We didn't have any street noise. It's in a very convenient location, well within a 40 minute walk to all sites in historic Rome. We booked the room with the private external bathroom. The other room in the flat as an en-suite. One night, we heard the couple from the en-suite use our external bathroom, so we took to locking the bathroom for the rest of the stay. This is not a fault of the hostess, but keep it in mind should you book the room with an external bath. As has been noted by others, there is no elevator to the flat. We were prepared for this and so it did not impact my opinion of the property, but be prepared for a a long slog up the stairs if you have a lot of heavy luggage. Unfortunately, the hostess lost her ability to serve breakfast on-site a few weeks earlier, due to Rome regulations. She provided a voucher for breakfast at a nearby cafe. While the location of the cafe was convenient, they appeared to only open at 9:00 AM, which did not work for us; most of our ticket reservations (Vatican, etc) were for 9:00 AM. We ended up having breakfast (coffee and a croissant) at a nearby cafe for about 2.50 EU each.

We booked this place through booking.com and when we arrived in the room (after trying to contact the owner for about an hour, because she wasnt there) she finally told us that we cant stay there because she had a problem with the bathroom. She mentioned that the same day of our arival she told that to booking.com (we were on our way to rome when this happened...).when we asked her to come and help us,she didnt try it....she told us just to find somewhere else to stay for three days and she didnt even try to help us. Not to mention that in the building of the room noone wanted to have any contact with her....The worst day cause this lady didnt even asked sorry for all these neither she tried ever to call us back to see if we were ok or we are staying on the road....DONT EVEN TRY TO BOOK THE PLACE!!!There are more professionals in the city who really know how to help you for everything....
