We loved our stay at Inn Spagna Deluxe. It's very small and not an ordinary hotel, but it is located in a fantastic location of Rome, right around the corner from Spanish Steps. This a truly a boutique hotel -- 5 rooms located on a floor in an large residential building, but one tastefully appointed and staffed 24/7. We had a large, comfortable room, with a large bathroom. Two blocks from the Spanish Steps is this quaint, clean and quiet bed and breakfast. Might cost a couple of hundred dollars a night. It is not the Four Seasons, but it also is 1/4 the price. Two blocks from the nicest shopping in the City. Very centrally located. A terrific value!!

My stay was made 100% better by the quality and friendliness of the top tier staff. The room was adequate but always clean. My particular problem lay in the fact that the Inn has no lift (elevator) and my aging body had a hard time climbing the stairs. Fantastic location and very clean, well-decorated rooms. The staff were friendly and helpful. As others have said, breakfast is very basic. The only other issue we had was the poor soundproofing of the rooms - we could everything in the room next door and the reception.
