We are returning guests. One of the advantages is it's location, 5 min to the Spanish steps, 20 min to the Colosseum. We used metro only for going to the Vatican. Rooms are very good size and decor. Been here before and was great but this time was very poor. Firstly we had a car booked to pick us up from the airport that didn't turn up...the room we were given was really noisy and could here them set up breakfast every morning at 6am. If you are looking at Residenza Frattina, a couple of warnings. It occupies only part of a residential block, with reception on the 2nd floor. We staid at the hotel from 10/10/15 through 10/14/15. We had the hotel organize a private transfer from the airport, the driver was very professional and the ride was short. We stayed in several hotels throughout Rome and Italy, and Residenza Frattina had the best beds, by far! Most of Italy had the hardest mattresses ever! Old old old but truly Italian with tons of charm. Nice big room with good beds and view of the buzzing from the street below. Nice small breakfast room with the basic breakfast nothing amazing but enough to get you started. Worth a stay if you want to stay in the center of Rome with close access to everything
