Online, this place appears great. In person, it's completely different. Our reservation said we were staying at a bed and breakfast. The guys who run this place are absolute gems, they were happy to help and point out good spots to go, gave a map and run a small cafe around the corner where you can have a coffee and some breakfast - it's bustling in the morning too with locals which is good fun. Stayed at the apartment of merulano which was an amazing location very close to termini and colosseum. We pretty much walked everywhere. Breakfast is included which is coffee and a croissant at a local joint which was nice except I'm allergic to gluten and they had zero options for me so I had to get my own breakfast Every morning....
