Bedrooms ok upstairs and place very hard to find and breakfast was terrible. What they don't tell you on their internet site is that they give you a 'chip' to have your breakfast next door. The location is easy to find, very near the Maggiore church, a good 10 minute walk from the Termini Station, with free wifi, clean room, clean shower/toilet (in my room, shower is separate from toilet), helpful and informative owner. Nice and central, within walking distance of the main train station and the colosseum. The rooms are located in a charming neighborhood, an easy walk from the Termini (we were traveling with a 2-year old) and have good transport links to everywhere. A room with a street view is fantastic, but given the view is of an inner city street with a view bars and restaurants and street cleaners coming through quite late at night, I would have preferred a room without a view. This place is a basically a regular flat with all rooms converted into doublerooms with bath. There is no reception or any staff around, everything is on call.
