This place seems to have two parts - a more traditional B&B and a handful of vacation apartments nearby. We got one of the vacation apartments and loved it. Large bed, good-sized bathroom, plenty of space, and a mini-kitchen. All of this in a quiet building (on Via Ottaviano, but we had a view of the courtyard) 2 blocks from the Vatican. (And here we thought we were renting a tiny room in a regular B&B.) Our room was on the 3rd floor and the building had a small elevator. We arrived at 9am on an overnight train and our room was ready when we arrived.
The Vatican is two blocks away, the Ottaviano metro station is two blocks in the other direction, and Piazza Risorgimento (with buses, trams, and a daily craft market) was right outside. It's not in the tourist heart of Rome, but still a fantastic and well-connected location.
