Just back from a few days in nice stayed 2 days within this hotel and it was just terrible. Was placed in a room right beside reception but really at times it was like we slept in the reception area it was soo loud. Just back from a weekend in Nice with family and can only recommend this little hotel. Family run, very comfortable and one street away from the beach. Clean, spacious rooms, bathroom was a little bit tight but clean anyway. Breakfast is served in the garden under a gazebo as it's getting cooler, with a heater. This is a lovely small B and B type family hotel right on the Promenade des Anglais. It is a twenty minute walk into Nice Old Town and a fifteen minute walk to the main station. We had to find a hotel at a low budget and chose the Eden. The furniture was shabby and rickety and the beds were low quality. There was no reading light. Nice hotel, very close to the beach and in walking distance to the city center. Very helpfull and friendly staff. The room was clean, and we slept well. We would be happy to stay in this hote again, the next time we visit NICE.:-)

Great sea views, used to be a home to a old Russian countess (which is really cool since I'm 1/2 Russian) , and had really good costumer service. They also spoke really good English. Bus out front brings you directly to Airport or into the Old Town.

Horrible experience. Our hotel room had a terrible smell that permeated the room at night...like sewage from the drain. No wonder hotel door to the balcony was slightly open upon arrival! Nice, 2+ star inset 1/2 block off the Promenade de Anglais. Sea and promenade view. Comfortable rooms; good breakfast in garden. Older hotel but there is no street noise from the promenade. Sleep with windows open. Best value in the area. Short walk to Nice centre.

Got a bad recommendation. In fairness the reception staff were nice, and there was a nice view. But that's about the only good thing to say about this place! Close to airport by the bus. The presentation of the property and room on the official website is rather misleading. Pictures do not correspond to the actual product.
