We enjoyed our stay very much including a dinner and a breakfast. The only negative element was a mosquito attacking my wife during the night; however I think we were to blame ourselves for that as we did open the window during about an hour or so.
Stayed second time. Location is superb - walking distance (even after a bottle of wine) from all the best restaurants in the old town. Rooms are pretty basic, and clean, bathrooms are minuscule and sitting on a toilet can be challenging ! Staff are very helpful. Breakfasts are good. The girl on reception was excellent and advised us about restaurants and supermarkets. The location was excellent,easy walking distance to old town. We decided to have breakfast and it was very good. The rooms are a bit tired but adequate. Parking was 9euros a night.
The plus for this IBIS is its good location on the river facing the old le Mans, the Plantagenet city. It is probably about 15 - 20 minutes walking across the bridge to reach the sites and the cathedral. We didn't walk.
