I Stayed there for a week from 15-20th March 2015. Room was clean comfortable and bed was real comfy. Breakfast was a Full English served with juice, toast, tea & coffee. 5 min walk to town centre park across the road. Ray the owner & breakfast chef is a legend. Friendly and charming b n' b that I would highly recommend. The room and the bath room were simple, but clean and spacious. Excellent breakfast. A great place to stay in beautiful Royal Leamington Spa. A warm welcome and very cozy room (en-suite) which looked newly refurbished. I stayed for one night (single) and will certaily return. I have been in Charnwood Guesthouse for three months and I have found it very pleasant and comfortable from all the points of view : Good and clean room, tasty breakfast and wonderful family ! I would advise it to everybody who will spend some time in Leamington !

Just back from a stay at Charnwood Gust house and was pleased with the accommodation - guest house is well located - close to the train station and an easy walk into the centre of town. I booked last minute and was given a lovely en-suite room,the b&b was very quiet which is what i wanted. I was very well looked after by the hosts and I recommend Charnwood to other people looking for a b&b. Marcus

Stayed here for just 1 night in the family room. Quite clean but damp & musty. Hosts were fantastic, & made us very welcome. Very good with children as they were with my 7 yr old son.
