Ab was informative of local attractions and food but above all else, his warm welcome and genuine longing to ensure our stay was a home away from home is was set Roseneath apart from the rest. I would recommend anyone passing through Inverness to book a stay at this B&B- oh and definitely request his traditional Scottish breakfast-it was delicious!

It was always our desire to stay in A Victorian style cottage and Roseneath turned out to be the most appropriate choice. It was an awesome experience and the hospitality was simply great. Stayed here for two nights,lovely guest house,owner Ab was very welcoming and attentive.Lovely rooms,very clean,warm and cozy.Ideally situated for the city center.Lovely cooked breakfast in the morning

probably the most warm and friendly welcome at a guest house ever! Very cosy, tidy and clean - under new management, the host speaks 5 languages (not all at once) tasty beakfast. Stayed here as part of a bike tour going to john o groates Rooms were spacious , well furnished , warm with the radiator on , and well decorated Proprietor was welcoming, helpful and the period property was well kept Bathroom was well layed out with all the usual bits and pieces but to me I wish the electric shower... I stayed overnight in this guest house and could not fault it. The owner Carol gave us a very warm welcome and showed us to our rooms that were spotless with all mod cons. Near enough the town for food. The breakfast was great and I would definitely recommend this guest house and hope to return soon

We went to Inverness to stay for my special birthday! This guest house made it even more special,its like staying in a 5 star hotel,and on the morning of my birthday the landlady brought me a cake with a candle in it,what a magic touch! Thankyou

The rooms are spotless singles are double beds private bathrooms huge flatscreen tv,s and I can honestly say as a coach driver this guest house is better than most of the hotels in inverness. Would recommend to anybody you wont be disappointed.

We arrived at about 4.00pm and found nobody home ! after about 25min Carol returned very apologetic, the ladies in our party were not happy having to wait after a full days walking !! Very clean and well presented. Lots of nice personal touches and a good deal of effort had obviously gone into keeping everything ship shape and in working order. Wouldn't hesitate to return to this delightful little guest house
