This is a lovely, friendly B&B located within easy walking distance to the centre of town, close to great bars and restaurants yet easy to park nearby. The room was very clean, quiet and comfortable and the breakfasts were great. The owners are very friendly and helpful which added to a great stay here.

First let me say that Elaine and Derek were incredibly welcoming. We arrived on Christmas day and they made sure they were home to greet us. this place was a perfect location to be able to walk anywhere in town... but the best part was that Elaine met me each morning before I left and gave advice that made each day that much more enjoyable! we hope to return one day.

Our first impression was not the best. Our shower did not work even though Derek attempted to repair it. We had dinner reservations and unfortunately could not get a shower. We asked for another room which was empty but had our request refused by Derek. We were told we could take a shower in the unoccupied room but not move... More

This was our 2nd stay and it was as good as the first. Great location, beautifully decorated and the breakfasts are very tasty! The bed was so comfortable - best nights sleep i"d had in a while. Myself and a fellow golfer stayed for 3 nights in late June at Kinburn Guest House. The house is so convenient for the golf courses, pubs & restaurants. Parking was no problem. Just spent a couple of days at Kinburn House with Elaine and Derek. Great hosts and very comfortable B&B. Would highly recommend to stay there while in St. Andrews. Very enjoyable! Location was good and we could walk to The Old Course as well as the shopping and restaurant areas. The hospitality of the hosts was outstanding!
