This was our third time staying with Pam and the only place I want to stay in St. Andrews. She is so helpful and informative about the area. Her rooms are very comfortable and the breakfasts are brilliant! Local ingredients DO make a difference.

We had a lovely stay at No 12, and from the start we were made to feel most welcome and at home. Our room was very comfortable and a good size. Breakfast was great, lots of choice, very tasty and beautifully presented. Would recommend a stay here.

We were in town to play in the tournament, so it was a 5 nights stay. Everything we would want in a room for that length of time was provided, such as a comfortable bed, blackout curtains, fresh towels. We only stayed for one night but were very pleased with our choice. We stayed in the Green Room which was small(ish) but very clean, bright and well presented. We were happy with our stay at No 12 Bed and Breakfast - very large comfy bed and fantastic shower.... what more could you want? Pam was friendly and accommodating. She was happy to put our prosecco in the fridge to chill and put it in a cooling jacket for our return. Cracking smoked salmon and poached egg for breakfast... More

My wife and I made a 1 night stop in St Andrews during our Scottish honeymoon. Staying at No12 Bed & Breakfast was a great decision. Directly across the street from the ocean and quick walk to downtown

This was a beautifully situated property close to the beach, easy to find due to helpful directions. The welcome and subsequent care was very friendly and a problem with the shower was resolved very quickly. The rooms were comfortable and the breakfast delicious.

Pamela was most accommodating. We needed to be up early and she was happy to do a early breakfast. The room was spotless with a lovely seaview. Great 2 nights in St Andrews. Good place to stay convenient and within walking distance of the East end of the town. Free on street parking right at the door Great recommendation from Pam for our special dinner on the Saturday night - Rocca Grill in Rusacks Hotel. Good filling breakfast and pleasant company.
