I struggled to find affordable accommodation in Edinburgh (that wasn't in a 14 bed mixed dorm) as this was a last minute trip so this was basically the cheapest place I could find (although still more than I would have liked to pay). Rooms are reasonable, Would be unfair to expect more for £50 a night on a Saturday so close to the city center. The location is fairly good, 5 minute walk to Fountain Park, 10 minute walk to Princes Street. Very good service and friendly staff, extremely noisy at night as it is facing a busy road, very hot at night and rooms are very dark and in desperate need for refurbishment. Our room was nothing like the photos on the website.

Guest house anti friendly no breakfast only place that was clean was the beds. Dust everywhere no milk for the tea or coffee. bathroom a joke. When u sit on the toilet the lights flickered on and off. No landlords in the building at night. wouldnt dream of visiting again
