It is very cheap, it is very central but it is very very very basic. We didn't get to meet any staff, but spoke to a pleasant chap who had sellotaped his number to the front door who gave us full instructions. The room was not clean by most standards but was not filthy either, and the beds were comfortable.... More

Nice stay. We just spent the night in the room, as we were in Edinburgh to explore the city. Good location, clean and close to the main attractions, just at walk distance. Good quality for the price. Recommended

For someone just looking for a place to crash this place is great. Quiet and clean and also reasonably priced. Met the owner on arrival and he was really helpful with the rooms and also where to go in town. Don't expect the Ritz but its hardly the pits either!

Rooms are reasonable, Would be unfair to expect more for £50 a night on a Saturday so close to the city center. This place is unbeleivable, dirty, dated and inadequate, 1 bathroom between 8 bedrooms, our room was a double, with a dirty sink in the corner which could have done with some bleach down it as it stunk to high heaven, there were plug extensions everywhere, cigarette burns on bedside tables, carpet had seen better days, when I got up in... The location is fairly good, 5 minute walk to Fountain Park, 10 minute walk to Princes Street. Very good service and friendly staff, extremely noisy at night as it is facing a busy road, very hot at night and rooms are very dark and in desperate need for refurbishment. Our room was nothing like the photos on the website.
