This house is well located close to downtown, but in a quiet location. Bus services connect to Royal Mile in least than 10 minutes. In addition, rooms are charming, clean and comfortable enough. Awful first experience of staying in Edinburgh, came all the way from Canada with my family, room was not ready, rooms were dirty, when advised that they were ready rooms were not serviced daily. No hairdryer, extremely poor parking facilities. Host was 1/2 hour late for breakfast even though it was only served between 8 - 9 am. Very poor... More

Really friendly staff, and although the sign and entrance filled us with a sense of dread, we were pleasantly surprised at a large, clean, en-suite room. The b&b is still a work in progress; the ensuite bathroom was new and it was obvious that some works have been going on.
