Lovely B&B with a lovely scenic walk into the centre. This B&B was a great find, having read all the previous reviews it had a lot to live up to and it certainly did that. Fabulous host in Lydia and the whole experience was warm and welcoming which made the stay somewhat more relaxing. The guesthouse was a terrific find, stayed for four nights. The room was spotlessly clean, cosy and beautifully decorated. You must stay here if you are going to be in the area for any length of time. Lydia and David are wonderful guests and very helpful and knowledgeable about the area. We stayed at Albyn on a recommendation from family. The B&B itself was nice enough- but I found the service completely lacking. Emails not responded to (sent weeks before our arrival), phone messages not replied to (a few days before arrival you get an automatically generated email stating reception is not staffed 24/7 so unless you tell them a time... Lovely Bed and Breakfast in Edinburugh. Great location with easy access to main tourist spots and lovely shopping /eating precinct nearby. Gorgeous room, tasty and varied breakfasts and very friendly hosts that were very helpful. Loved our 3 night stay and hope to be cack sooner than later!

We stayed 3 days at Albyn. The rooms were very quiet and comfortable. I The staff was welcoming and helpful. The breakfast was good. It is about 15 minute walk to the Royal Mile and 10 minutes to the excellent National and Royal museums. There are great restaurants about 2 minutes away. Highly recommend it.
