We spend 3 nights here. This B&B doesn’t not deserve the 2013Certificate of Excellence Tripadvisor that they have at the entrance. Awful breakfast (the worst breakfast I’ve ever eaten), untidy and careless (eg. dust on teapots in the room and on the breakfast table), owners polite but not hospitable (very few "contacts" with them (we could see the owner, or... I am writing this on behalf of my mother and disabled stepfather. They booked this B&B after being told that there was parking (great for Edinburgh) and suitable for the disabled. The parking was in the street, and you had to put in about £4 for a half hour, the parking charges start at 8am, exactly the same time as... More

The situation is convenient for the Old Town and also a quiet area. The room was a reasonable size but the bathroom must be the smallest we have ever experienced - no use for large people! The television was almost behind you when sitting or lying on the bed and no other sitting to speak of. The breakfast was fine... More

I visited this B&B 4 years ago when it was still run by Ruary and Eileen and it was a perfect accomodation at the time. Now they have retired and the place has deteriorated considerably. The rooms and particularly the bathroom could need a refresh and the breakfast was really awful, in fact the worst I have had all over... More

If this establishment is to live up to its 4 star trip advisor rating, there is work to be done; new mattress, bed coverings and the breakfast. The mattress was very thin and to avoid the springs digging in, I put the cover under the bottom sheet. New bedding and pillows would also help. The breakfast was very sad. No... More

Worst B&B we have ever stayed in. Room was tiny, nowhere for cases. Window would not close. Building site as a view and worked commenced at 7 am. Mattress needed replacing years ago. You could feel every spring.....incredible! Breakfast room service and cleanliness extremely poor. Place mats obviously rarely wiped. Previously used table cloth and we added (unintentionally, of course)... More

Thought this would be outstanding from all the reviews, but was a little disappointed. My first impression began at the garden gate where an over-filled refuse bin was stinking to high heaven in the heat; then the doormat hadn't been swept or shaken out for ever, so was dotted with litter and debris. Throughout the house there was a peculiar... More

The "family accommodations" provided two small, clean rooms separated by a door and included with an en-suite bathroom. One room contained a double bed, the other bunk beds. Our well trained, seven year old Maltese was allowed to stay with us, and enjoyed meeting the house dog Jody. The Royal Mile is about a 15 minute walk, but thankfully one... More

Dear Sirs, As former tenant of Kingsview Guest House who enjoyed excellent support from yourselves I am concerned to note that now that Kingsview is no longer trading as a Guest House (from 15th September 2013 it became an HMO) you are still showing reviews on it? My Wife and I have now retired. More
