I've stayed at the Parklands 3 times now, the most recent being the last week in June, 2007. I've always had one of the rooms with 2 beds, and the experience has always been excellent.
The Parklands is in an old building on Mayfield Gardens, about 1.5 miles south of the Royal Mile. It has six rooms and a breakfast room. The house is very well kept. It is spotlessly clean. The rooms are good sized by UK standards, and they are all very much "old world" with very high ceilings, elaborate mouldings around the ceilings, etc.
The breakfasts are of the "full Scottish" variety and the food is delicious.
The only downside is that the showers are small for large people like myself, and the location is such that you need to take a bus into town, but I've never waited more than 5 minutes for one.
