Location was one of the main attractions and this was only a short walk into the city centre so thumbs up for this. However, after being welcomed by Richard and shown our room we felt disappointed. Dear Peter Thank you for your stay and for your review. I'm concerned you felt your experience wasn't great. Owning a Georgian building has it's joys and challenges I have come to realise. I spent a couple of nights in one of the lower floor rooms. Richard welcomed us warmly and checking in was no problem. Despite being below pavement level, the room was fairly bright. An excellent place to stay, near the city centre and bus stops. The host, Richard, is very friendly and helpful. No food is provided, but there is plenty of choice nearby in local cafes, bars and restaurants. You are also welcome to bring takeaways or food in to microwave. Located in a central area, within 5 minutes of the Playhouse where we were attending a show. Easy to find, if you walk the right way unlike me! Thank you very much for a lovely stay, Richard! David and Amy, Room 2 :)

perfect for short stay and exploring the city of Edinburgh. would stay here again. little Italian diner on the corner is great value for eating breakfast/lunch/ dinner. short stroll from shops. there were Christmas markets around the city on which was very nice and added to the festive season experience

This was easy to book, professional, simple and great. If you want a no fuss, no frills stay in Edinburgh, this is the place for it. Lovely room in a lovely building. Bed, en-suite bathroom, tv, wifi. Simple. This was great value for money also and I couldn't recommend it more.

Amazing location for access to the city centre, clean rooms which were well equipped for a short stay.
