We paid for one of the suites at the front with a castle view. £127 per night with breakfast, as advertised with toiletries and hairdryer and the use of an iron. We arrived earlier than the time so we just left our bags and came back later to wash and then go back out. We did not have any toiletries... More

Perfectly located on Princes Street for exploring the delights of Edinburgh.Personally I have no complaints about the hotel as we found the staff to be very courteous and friendly and breakfast was excellent. If you are a light sleeper then you may try and get a room at the rear as the traffic noise could be an issue. The room and bed... Building is in need of refurb. Very large room but run down. Cleanliness of room not great but nothing too bad. Reception staff very helpful especially very patient night porter. Didn't make breakfast so can't comment on food. Location is as has been said - can't be beaten. I have to say I prefer Glasgow for a weekend away.

Amazing location. You can't beat it. A few mins walk from Waverley and we were lucky to have a view of the castle. So 5 stars for the location and everything else was ok. Not amazing but ok. Our room looked a bit tired & dated. Fixtures & fittings were loose. It was blimmin hot during the night. The window... More

Fantastic location, right on Princes Street but still quiet in rooms. Afternoon tea and breakfast were excellent. All staff were friendly and helpful. Rooms are of a high standard and exceptionally clean. Can highly recommend

I booked the hotel an hour before I went to Edinburgh. It was just me and my husband. I was a bit worried as we got the room for £58 on booking.com and that was breakfast included! ! We got off the train at waverly and it was 5 min up the road next to all the shops straight across... More

My wife and I stayed for a night before flying out on holiday, ideal location for the Christmas markets and great views from the dining room overlooking the castle. The double room was comfortable and in a quiet location. The evening meal was good, but a limited choice perhaps this was because it being a Christmas menu, and the breakfast... More

Not at all what I was expecting from the name of the establishment or where it was situated. The biggest compliments go to the Reception Staff and the Manager of the breakfast area. For them nothing was too much trouble and they were very professional and helpful. The rooms were shoddy and very tired looking (toilet brush with no handle,... More

I stayed for a night on business. Only needing a single room, I was offered an excellent room rate especially for such a superb location on Princes St. I arrived and departed by train and was able to stroll the short distance to and from Waverley Stn. After a rather indifferent welcome from one receptionist, it all looked up from... More

This hotel was recommended by a member and proved ideal for an overnight stay following a late-finishing function. Room was comfortable, bathroom clean and modern. Breakfast was excellent with a wide choice of cooked options supplementing the cold buffet, served by cheerful and helpful local staff. This hotel is competing with the many bland cheap and cheerful international chains by... More
