This was actually our second stay at this hotel. On our first visit we did not have a very good experience and we contacted the manager about this. Stayed for one night with another couple. The hotel is in the centre of Edinburgh and a comfortable walk from the station. Rooms were clean, comfortable and tidy. Breakfast was really enjoyable. All staff were helpful. We would certainly use again.

Spent 3 nights here. Beautiful view. Room was small but comfortable. A little expensive but the breakfast was included and the location was perfect. Directly across the street to Princes Gardens and about 2 blocks to Old Town. Rose St. was one over for all the bars and restaurants. Would stay here again. Was very pleased with this little hotel tucked away in between the big shops on princes Street. I stayed in the Ramsay suite which looked out at Edinburgh Castle - stunning view and great location- food very good too!

This hotel was right on Princes Street and had a view of the castle. Rooms were clean and basic. Breakfast was great and was included. There was painting going on in the hallways but it really was no problem. I would return.

The ROSL is located just off St. James' Street and close to Green Park station. Despite the very central location, it's very quiet and such a convenient place to stay. My husband & I returned to Royal Overseas for our 1st anniversary. Again we could not fault it. The service is still excellent. The staff are always helpful and the breakfast is superb. We can't wait to come back. :-)

We got a last minute room deal to stay there last night. It was a lovely relaxing hotel, very friendly staff and everything we needed. Great location for everything we wanted, and were able to leave our bags there before and after checkin and check out till we left Edinburgh this afternoon. I have just returned from a conference held annually at the Royal OverSeas League in Edinburgh. I stayed in one of the ROSL's comfortable suites with a spectacular view of the castle. I decided to treat myself and go to Edinbourgh for a few days and found this hotel right in front of the castle . Everything was so near so handy so beautiful. The staff has been very helpful in every occasion, first rate really. I'm looking forward to going back again, hope next year if they 'll have us again.... More
