We found this accommodation through booking.com and now know why they still had vacancies. It is a very mediocre hotel and the pictures on booking.com do not really represent what it is. On the plus side, it is centrally located in good walking distance from Central Edinburgh, clean and functional. If you are looking for just one night, it is... More

Stayed there for two nights. Pluses: 1) good location (nice street and about 25-min walk to castle); 2) free (but limited - there are 3 parking spots) parking if you are lucky; 3) your own bathroom/shower; 4) overall quiet location (compared to the central streets with pubs) Minuses: 1) for that price it was dated, not cleaned very well (shower... Probably the worst hotel I've ever stayed in. Staff were all foreign from what I could make out and could only speak pidgin English, which made it awkward when I wanted to complain about a couple of things - hair in the sink, and having to pay a surplus £10 for getting a key to our room later at night... The hosts of this very pleasant guest house were very helpful and friendly. Dora was ever so considerate and even gave us good advice and suggestions on parking out on street, which can be a huge mistake if not aware. Very strict parking rules. The room was very clean and comfortable. We had a room at (no. 33' at 55... More

We stayed here for 1 night. It is a normal house in what looks like a residential street. No way to park your car there. Neighbouring house is B&B too. Staff was not too helpful, e.g. with lugage or information about town. House is very nice, but rooms are small and wifi is crappy. We were awoken early in the... More

We stayed here for one night in June, and were let down by our room. We stayed in #24, across the street from the main Balmore House building. The room was shabby, with black mould on the wall in the corner above the beds/window, which made me quite nervous. The room had a strange, strong odour (like mould, plus a... More

Stayed here in June 2014 for 2 nights for it to be a cheap base to visit Edinburgh. The room was small but clean and modern, we had the external bathroom which was very small but also clean. Breakfast was very nice in the conservatory too. The one bad thing about this place is that because our flight didn't land... More

Unfortunately I was up in Edinburgh for a "Do" on the same weekend as the Royal Highland Show, so the room was booked as a last resort and was not the cheapest. Sharing the room with a friend we weren't expecting too much and thats what we got. The Guesthouse is about 15 minutes walk from Princes Street, and on... More

We stayed across the street in #21. The room was very nice, beautifully decorated. The bathroom could have been swept better before we got there, but that's really the only complaint about cleanliness. If you're looking for an authentic Scottish experience, this is not the place to stay. The staff and the majority of the area are comprised of what... More

I saw some very bad reviews of this place before I went but I don't like to judge on these and I am happy I didn't. Yes the rooms were not the cleanest in the world, but for the location and the city you are in you cannot complain. Edinburgh is an expensive place as it is massive with the... More
