Su & Bryan are great hosts giving a very warm welcome and helpful advice. Our room was spacious and clean and en suite bathroom good. We had our own tea/coffee facilities, chocolates, large TV. We chose this place as it had off-street parking, good bus services to the city centre, walking distance to Britannia, and Leith seemed a good choice. And it was indeed. Clean big rooms but far away from this being a hotel. This is bed and breakfast or hostel. Breakfast is basic. It is very far from the center and there is just couple of basic shops nearby. I would not recommend this hoStel for romantic trip.

Situated at the Leith end of Ferry Road, the Guest House offers good budget accomodation with ensuite shower and toilet. The owners are helpful and very friendly offering lots of useful information for the tourist. Stayed here a couple nights on our honeymoon and it was a very pleasant stay. We were greeted by the hosts who provided all sorts of maps and information regarding the city. The B&B is a little out of City Centre, in Leith but only 15 mins on a frequent bus route so good access. The Owners were incredibly welcoming, friendly, helpful and sweet. Fantastic hosts. Breakfast was great. I arrived very late - just after midnight. The hostess kindly stayed up to greet me. Allowed me to eat takeaway dinners in the dining room. I was there for 2 nights and will definitely stay there again if I am in that part of Edinburgh.

Good welcome and advises, they offered Bus & town maps at arrival. We had the family room for 4 people and it was comfortable, but this room is on the Ferry road side, so a little bit noisy in the early morning, but almost quiet during the night. Very good breakfast.
