Friends booked us last minute into this hotel. Price was typical Edinburgh Festival overcharging (but to be fair can't single this hotel out for this, they all do it) that said, it was relatively good value. Reception area, dining room and wine bar didn't bode well (somewhere slightly superior to TravelLodge, but then the rooms were absolutely fine; well appointed,... More

We decided to make a last minute visit to the Fringe and this hotel came up at a very reasonable price so I decided to book it as the location is ideal for visiting both The Pleasance and The Gilded Balloon, among others. The hotel is very modern and immaculately clean - I was very surprised at the size of... More

We went up for the fringe festival. The hotel is close to Pleasance, The gilded balloon and other venues. Thought it was expensive until I saw Ibis at £245 per night. Room was nice. Had to ask for some of the coffee etc to be replenished and the water heater made a row when refilling. No big deal though

This was a last minute booking, we wanted to visit the festival. The hotel is a former College of Surgeons building, converted by them and still owned by them (I think). Situated between The Pleasance and the University, it is well placed to enjoy the various events nearby. There we're one or two small niggles, housekeeping failed to replenish the... More

Dear Seutonious, Thank you for taking the time to write a review of your recent stay, great to read you found the hotel ideally located for the College which as you mentioned is the hotels owner and benefactor with all profits going back into training surgeons worldwide. I have noted your comments re replenishing of stocks from housekeeping and will... More

This is a hidden gem of a hotel, super close to the hub of activity during the festival and a super base for the night. The staff were polite, helpful and friendly. I couldn't fault them even at this quite highly stressful time for all hospitality staff during the Edinburgh festival fringe. I'm unsure if I got the room style... More

Had a really wonderful stay here with my fiancée. We had a four day stay in the city and found the hotel to be really accessible, helpful and comfortable. The beds are great, the shower is wonderful and the breakfast is marvellous. For a cheap(ish) city break I would happily stay here again. They also give you complimentary bottles of... More

A bit of a walk from the Royal mile on a quiet and pretty street. The rooms are nice, but the hotel staff seemed mostly annoyed we were there. From the disinterest when we checked in, to the half message they relayed to one of my travel companions. Our phone did not ring, and it took two days to get... More

We stayed two nights in Ten Hill Place in July - in total an average experience. We were met by dark hairs on sink, toilet and in tub. When we moved a chair, both paper and dust showed up. Other than that the room was comfortable - large and delicate decorated. The hotel is situated 5 min walk from the... More

Dear eterem, Firstly thank you for taking the time to post a review of your recent stay with us, I disappointed to note the housekeeping standards you experienced where not to our usual standards. Staying in Southside & Holyrood

Neighborhood Profile
Southside & Holyrood
Many of Edinburgh’s student hangouts gather around university buildings in Southside, the sort of neighborhood that supports a long string of second-hand shops and eateries serving ethnic food for just a few pounds. In August the student population is replaced by vast numbers of boisterous visitors here for the Fringe, Edinburgh’s world-class comedy and arts festival which headquarters itself here. Flanking Southside are two great parks. The Meadows is a vast flat and sporty space where football, rugby, tennis, cricket, croquet, and golf often all take place side by side. Kids in its big playgrounds add to the joyful noise. Far bigger and much wilder, Holyrood Park extends to the east and provides a real hike up Arthur’s Seat, but the district is best known as the site of Scotland’s Parliament and its premier Royal Palace—and their steady stream of sightseers.
